What is an EPC?

  •  An Energy Performance Certificate (EPC) is a document issued by an energy assessor and this contains information about the property’s use of energy and also contains recommendations.
  • An EPC is a legal requirement for all homeowners and  landlords. You’re required to have one every time a dwelling is built, sold or let. Tenancy landlords should have it done as part of each letting agreement. 
  • There must be a valid EPC for every property on the EPC Register before you market your property for sale or rent. An EPC gives an efficiency rating from A (most efficient) to G (least). Each certificate is valid for 10 years, or if you rent or sell (whichever is sooner). 
  • You can receive a fine if you do not have a valid EPC when required.
  • The EPC is issued by a domestic energy assessor, which would assess your building’s energy efficiency and issue the certificate.

Where can I find my EPC?

The Department for Levelling Up, Housing and Communities (DLUHC) is responsible for the Energy Performance of Buildings Regulations (England and Wales) 2012 (the regulations), which require that properties (homes and commercial) must have an Energy Performance Certificate (EPC) when constructed, sold or let.

For an EPC to be valid it must be lodged by an accredited energy assessor on the EPC Register: https://www.gov.uk/find-energy-certificate.

What happens during an EPC assessment?

First the survey. We will:

  • Take around 30-60 minutes.
  • Inspect the gas and electric meters.
  • Look at any documentation you have regarding the property’s construction, insulation, gas and electrical installation.
  • Inspect the wall construction, thickness and insulation. This will be done inside and outside.
  • Map your floor plan (unless available).
  • Determine whether or not you have solid or suspended floors and assess any floor insulation and underfloor heating.
  • Assess the windows and draft proofing.
  • Identify your heating systems, such as boiler, combi and controls and the flue.
  • Assess the loft insulation. If the loft is not accessible or boarded up, we will have to make assumptions.
  • Loft insulation thickness will be measured. If the loft is inaccessible or boards are covering the insulation, documented evidence will need to be produced otherwise the insulation will be assumed.
  • We are likely to take measurements and photos of heating, ventilation, double glazing,  insultation and possible sources of where heat can escape.

We will also need to know:

  • How many habitable rooms in the property, such as living rooms, bedrooms, loft extensions, etc.
  • le rooms (e.g. Living Room, Bedroom.
  • The heating sources for each room.
  • The lighting in each room, with specific emphasis on the energy efficiency. 
  • Bathrooms, showers, conservatories, porches, etc.
  • If applicable, any renewable energy sources installed, like solar or wind energy systems.

Secondly the upload and EPC generation. We will

  • Complete the assessment and upload all the information onto the online register.
  • You will be able to access the EPC directly from the national online register.
  • Your EPC will have a rating from A to G

  • Loft and boiler cabinet access.
  • Warn us of any broken steps or other hazards.
  • We may have questions about aspects we’re assessing, so please be available.

For your information

  

Your EPC will be lodged on the national register and thus accessible to potential buyers and tenants as required by law. This ensures transparency.

It is valid for 10 years, unless you undertake changes to aspects affecting the current energy performance, such as changes to your heating systems, apply new insulation or modify the building.
